Peter Crogan – Chief Executive Officer

Peter has had over fifteen years of experience in the strata industry working in consulting roles in addition to managing a large portfolio of mixed use developments. Peter joined Body Corporate Services Pty Ltd in July 2006 and was promoted to Branch Manager of the Noosa office in 2007. In July 2007, he was offered the role of Chief Executive Officer of BCS LLC, a joint venture formed between National Properties, based in Dubai and Body Corporate Services. He happily accepted and is enjoying life in the Gulf.

Peter holds a Certificate IV in Body Corporate Management and has undertaken courses with the Australian Institute of Management and the Australian Management Training Program. Peter is experienced in the management of Jointly Owned Properties and the use of property management and financial reporting software and is highly skilled in the preparation and analysis of financial statements and budgets.

Peter has been a key factor in the education of developers and real estate professionals in Dubai. He has spoken about the Strata Law at high profile conferences  and has had articles published in newspapers and magazines in the G.C.C region. He has also written the ‘Strata Living Handbook’ to assist not only industry professionals, but also the apartment owners. He possesses strong communication skills and leadership abilities, enabling him to effectively manage a team of staff and provide expert advice on strata related issues.

Kylie Bean – Strata Consultant & Portfolio Manager

Kylie has had ten years of experience in the property and related industries including two years assisting the Centre Manager of a large shopping mall and approximately three years as a Strata Manager in Cairns, Queensland, managing a large portfolio consisting of residential, commercial and retail developments. Kylie moved to Dubai in December 2007 and secured a position with BCS in January 2008 as a Portfolio Manager.

Kylie holds a Certificate IV in Property Operations, a qualification specific to this industry, and she is experienced in the use of property management and financial reporting software. In addition to her strong administrative background, she is competent in the preparation and analysis of financial statements and is experienced in preparation of budgets and industry documents. Kylie holds sound knowledge of both the Australian and Dubai laws, enabling her to effectively advise and assist owners within her portfolio. Her organizational skills and industry knowledge make her an asset to the BCS Dubai team.

Kylie leads the Strata Consultancy Division of BCS assisting developers in complying with the Law No. 27 of 2007 “Jointly Owned Property Law” in the Emirate of Dubai.

Michael Batty - Property and Strata Manager (Green Community & Green Community West)

Michael Batty commenced with BCS in Dubai on 29 June 2008 and immediately took up the position as Property & Strata Manager for the Green Community at Jebel Ali. This is a very prestigious appointment for BCS as it is one of the sought after gated communities in Dubai consisting of 1,600 villas and apartments.

Michael is well suited to the role as he has had over ten years experience as Chairman of various Owners Associations and recently three years experience as a Portfolio Manager in the BCS Sydney office. Prior to that he has had experience as a real estate agent, project manager, facilities and maintenance manager over a period of twenty years. He has an excellent knowledge of the Strata Law in Australia and will easily adapt to the requirements of the Dubai Law.

He is a licensed Builder in NSW, Australia, licensed surveyor in the UK. He holds a Bachelor of Business Degree and is an Associate of the Institute of Project Managers and a member of the Facilities Managers Association. He has worked in South Africa, England and Australia and his international experience well qualifies him for his present appointment with BCS in Dubai.

Michael is a very senior member of the BCS Team in Dubai and his contribution is valuable to the company.

Stephen Swan - Portfolio Manager

Stephen comes to BCS in Dubai with five years experience as an Owners Association General Manager in Australia. Prior to his current position, Stephen was with BCS in Wollongong (NSW), Australia where he managed a portfolio of 90 Owners Associations. 

From 1999 to 2004 Stephen owned and operated Strata and Property Services which provided inspections of body corporate records to the legal fraternity in Wollongong and southern Sydney suburbs.

Stephen holds a Certificate of Registration as a Strata Manager (Property, Stock and Business Agents Act NSW 2002) and is a Member of the Institute of Strata Title Management (NSW).

Stephen’s experience with the Strata Title Management Act NSW1996 provides an insight into the DFIC Strata Title Law which is modeled on the NSW state legislation.

Working with Owners Associations and especially their Executive Committees, Stephen is experienced in providing the guidance that allows Associations to maintain their assets and to meet various compliance requirements.

Shaun Meyrick - Portfolio Manager

Shaun has performed the duties of a General Manager for Owners Associations since 2006. Prior to this, he has several years of experience providing contracted Accommodation Management solutions for clients such as Bechtel (AED$3.6bil Gladstone (AUS) Comalco Alumina Plant - Stage 1), Defence Housing Authority (Australia) and various other Government and Private entities.

He is well versed in large scale, multiple use complexes that include layered arrangements and Building Management Statements.

Being experienced in Accommodation (Resort/Hotel), Commercial, Industrial and Residential Owners Association Management as well as the supporting Facilities Management he is familiar with all aspects of Jointly Owned Property management.

Shaun has the relevant Owners Association Certification (Australia), qualifications in Business Management, Security and Risk Management as well as Postgraduate coursework in Business Law and Accounting practices.

Shaun holds strong leadership, communication and organisational abilities, enabling him to effectively consult on and manage a wide portfolio of developments.

Rosalie Gutierrez – Executive Assistant

Rosalie joined BCS Dubai in August 2007. She is from the Philippines originally, however has lived in Dubai for the past three years. She has a background in property & leasing management and gained ten years of experience whilst working for CB Richard Ellis, West Tower Condominium Association and First Pacific Davis Savils. In addition to her industry knowledge, Rosalie’s strong administrative and organizational skills make her a valuable member of the BCS team.

Vivina Villafuerte – Company Accountant

Vivina is also from the Philippines originally and has lived in Dubai for the past two years. She holds two degrees a Bachelor of Law and a Bachelor of Science and Accountancy in which she graduated with honours. Vivina has worked for companies in Dubai as an internal auditor and she joined BCS Dubai in May 2008 as an Accountant. Her wealth of knowledge and experience make her an important member of the BCS team.
